Requirements for Lease Applicants

675 or above credit score & no washed credit (five year minimum credit history); minimum 3 times income before taxes; 2 most recent landlord verifications; strong employment verification(s) & minimum six months on the job; no evictions & no open bankruptcies.


DOCUMENTATION REQUIRED: All must be sent via PDF. Photos of docs can’t be accepted.


- Three months of the most recent bank statements for all your accounts.


- Current Driver's License or State ID


- Social Security Number


- Employment: Present and prior to, including contact information with names, company, phone & email. 


- The present and prior landlord, including names, company name, phone # & email address. A copy of the executed lease agreement may be requested, if applicable.


- Pension & social security income, if applicable.


- Four weeks of the most recent income documentation


- If self-employed, the most recent two years of Federal & State Income Tax Returns. A copy of 1099 may be requested, if applicable.


- $75 nonrefundable Lease Application Fee required for all people 18 years & over


- Lease Processing Fee: $575 One-Bed, $650 Two-Beds & $700 Three-Beds, refunded if not approved. (No Security Deposit!)

 

- No Smoking Property: No smoking is permitted in the apartments or common areas. We evict people who smoke! Sorry to be so firm, but we want to be upfront & maintain a smoke free environment.
